Architectural and interior design service


We offer two distinct services: fully bespoke architectural and interior design, which suits many of our clients, and for the more cost-conscious basement conversion customers we can also offer a fully pre-costed package, delivering the same high standards with total cost certainty, using tried and tested designs for all areas from living rooms to bathrooms. Clients therefore have the confidence to embark on projects even where budgets must be tightly controlled.

Following an initial visit by our Projects Manger, a member of our Design Studio will visit you to discuss your project in detail. They will ask you questions about your ideas for the project; what brought about the decision to undertake the work; how you currently use the property and how you would like to use it; and also about your plans for the future. Interaction with our clients is vital at this formative stage. This meeting can take around two hours and we suggest partners or other family members are present so everyone can communicate their ideas to us!

After initial plans and costs are discussed, we welcome feedback and continue perfecting the project to produce a final costed scheme that clients can confidently accept, having been carefully involved in the process.

From staircase design to furnishings, you will be guided through a wide choice of styles, available at either end of the price spectrum.

The following are required design specifications in any project:

  • Architectural features e.g. staircases, doors, glazing ironmongery etc
  • Electrical installation plans and basic electrical fittings
  • Decorating schedule

Specification of the following is required if your project contains these elements:

  • Bathroom sanitary ware
  • Wallpapers, tiling and all floor coverings
  • Kitchen or utility
  • Bespoke joinery items
  • Specialist light fittings
  • Hard landscaping and garden design

The following are services we are pleased to offer our clients:

  • Window dressings (curtains, blinds, shutters etc)
  • Free standing furniture and lighting fittings
  • Soft furnishings and other decorative items
  • Works of art and hanging of existing works

Levels of specification

Our design service offers different levels of design delivery, according to the level of detail we feel is necessary for the successful delivery of each part of your project.

Level 1 - General specification

This is a standard level of specification required for all elements of building work contained in our package of work. You will receive specification lists with images of proposed products (including samples of products where relevant); together with a plan of the position of these items in each room and a full costing for their supply and fit.

Level 2 - Sample boards

This extra option may be chosen for key rooms or areas such as a master suite, sitting room or kitchen/ dining room. Taken with the general specification, display is enhanced with A2 card sample boards containing images and samples together with architectural details, colours etc which capture the proposed feel of the space. These boards remain the property of OLBC, however you will be given high quality digital images of your samples boards to keep.

Level 3 - Digital elevations and ‘fly throughs’

This service provides full colour elevations, or ultimately, fly-throughs, where 3D sequences allow you to move through onscreen and view a room, floor, or the whole house. Elevations and fly-throughs will give you a strong feel for what it will be like to move around the new space.
