Our pre-works and design service economically combines the numerous professional services which the client would otherwise be responsible for appointing and managing, including architect, structural engineer, Party Wall surveyor, interior designer, mechanical and electrical engineer etc. Instead, all these aspects are controlled by OLBC to maximise efficiency and cost savings.

Contracting individual professional services can be realistically estimated at 15-20% of the total project cost. Using OLBC, you can budget for 5-8% of the project cost, including the overall management of these services. Not only does this help preserve your budget for better use, it will also save you time on both the overall project schedule and your own involvement, as our integrated services overcomes the unavoidable delays caused by the integration of independent parties.

Our approach is extremely flexible and versatile. Our architectural service is completely governed by your requirements and your feedback. We never attempt to strong arm a client into accepting a complete scheme, instead, we will make sure it feels as much your own design. We listen carefully to our clients, offering guidance and asking questions to ensure we fully understand their brief, then use our experienced design skills to produce a practical and beautiful layout which considers the house as a whole.

We are also experienced in taking on stalled planning applications and outline schemes that have failed to deliver on expectations; economically re-developing them according to the client’s needs or budget.

Pre-works services include:

  1. Developing the draft proposed floorplan for discussion and amendment
  2. Conducting a site survey to produce accurate existing floorplans
  3. Producing final agreed proposed floorplans and elevations
  4. Submitting plans for Planning Permission and any other permissions required
  5. Producing Structural Engineering drawings and calculations required
  6. Organising the appointment and work of the Party Wall Surveyor
  7. Preparing the specification for the full JCT build contract
  8. Preparing the JCT build contract and any project insurance required
